
Deering Park is a new sustainable mixed-use master-planned community that will offer places to live, work and play in the Southeast Volusia area. It is surrounded by 46,000 acres of preservation lands with access to trails, recreation areas and parks. The conservation-based plan is years in the making and the next step in the Deering family’s nearly 100-year history of ownership and environmental stewardship of the land.
Deering Park is approved for 8,312 residential units and 4.3 million square feet of nonresidential uses in Edgewater. The Deering Park Innovation Center will be developed in the New Smyrna Beach portion of the property and is projected to create 5,300 jobs at full build-out, with space for retail, commercial and light industrial. Initial phases of development consist of 6,349 acres, with over 4,000 acres of this total in permanent conservation.
“Living in a Park” is the central community theme brought to life through parks, lakes, trails, amenities and native Florida landscaping. It will provide this region with homes for every phase of life in a wide variety of villages with extensive services and expansive employment centers.
Directly adjacent to I-95, it is close to the beach, about 40 miles to Kennedy Space Center and in one of the fastest growing regions of Florida. Development started in 2025 with first home deliveries late 2026.
Arvin is a 576-lot development in west central Durham within minutes of the RTP employment hub and the Brier Creek retail center. The community consists of 42’, 52’ and 55’ wide single-family lots along with 16’- and 22’-wide townhome lots. There will also be an outdoor living community center with pool, a fitness center, a dog park and sports court. The property was sold to and is being developed by Meritage Homes.
Brookfield Kolter is the owner of Solaeris (aka Oak Ridge Ranches), a 3,000+ acre master planned project in St. Lucie County. The property is approved for a mix of over 8,000 residential units, 27 acres of commercial schools and parks with development start in 2025. Brookfield Kolter is currently accepting offers to purchase bulk pods. Pod builders include Taylor Morrison, which is developing both a golf club and a primary home pod. Dream Finders is building a 55+ community. Other builders include K. Hovnanian, Meritage Homes, Ryan Homes and Perry Homes, all offering a wide range of home styles and price points. The project is approved.
Mandarin Groves is a residential community located in Palmetto. The community features 298 single-family detached homes on 55′ wide lots and target the first-time homebuyer, being constructed by D.R. Horton and Perry Homes. The property is located in a high-growth area of northern Manatee County and provides convenient access to Sarasota, Tampa and St. Petersburg. Development of the project is completed.
The project contains 614 acres of the 1,400-acre Rye Ranch master planned community and is known as “Parcel A” of Rye Ranch in Manatee County. The community will feature 1,662 single-family detached homes consisting of a mixture of 40′, 50′ and 60′ wide lots and 102 paired villas measuring 37.5′ wide, being constructed by D.R. Horton. The project is located near highly rated schools, healthcare, shopping, dining and other entertainment due to its proximity to Lakewood Ranch. The community will be attractive to a wide array of buyers including active adult, first time and move-up buyers. D.R. Horton is actively selling homes in the community. Future development phases are ongoing.
Deerbrook is a residential community in Pasco County. The community will feature 409 single-family detached homes, consisting of a mixture of 40′, 50′ and 60′-wide lots, being constructed by D.R. Horton. The property features many natural areas which provide for many of the homes to be located with natural area or wetland views. It is convenient to Tampa and St. Petersburg as well as historic Tarpon Springs. It is adjacent to Land O’ Lakes High School for an easy walk to school.
Hilton Head Lakes is a 5,000-acre, 9,500-unit PDD located between Savannah, Georgia and Hilton Head, South Carolina. Brookfield Kolter purchased the remaining 3,419 undeveloped acres in late 2021 and is under development for approximately 5,000 units of single-family detached and townhomes on the land, and securing builders for the development. Lennar has purchased the first portion of the project for a 400-unit community opening in 2026. Additional parcels are available for development.
Parker Pointe consists of 371 lots comprised of 97 single-family lots and 274 townhome units on 42 acres. It is currently being constructed and sold by D.R. Horton.
Columbia Bluffs is a proposed Mixed Use “Master PUD” community consisting of single-family lots, commercial property and trails along the Duck River. The development is going through the entitlement approval period and anticipates approval in 2025. Columbia Bluffs is located 45 minutes from the Nashville Airport and is minutes away from I-65.
Brookfield Kolter Land is developing 677 single-family lots and 72 duplex villa lots in Jacksonville, coming soon. Cary Ranch is located only 25 minutes to downtown Jacksonville and adjacent to the Cary State Forest.
