Josh Long - e President of Planning and Entitlements

As VP of Planning and Entitlements, Josh Long is the VP of Planning and Entitlements. He is responsible for conducting due diligence and obtaining entitlements. Josh has over 20 years of experience for large, complex projects throughout southeast Florida. Josh has obtained entitlements for a wide variety of developments in many areas.

Josh is a certified (AICP) planner and former President of the American Planning Association (APA).

Josh received his Bachelor of Science (BS) degree in political science and his Master of Public Administration (MPA) degree from Southern Illinois University at Carbondale.

As Vice President of Kolter Land, Sean leads and manages all aspects of the development of Deering Park, a new 10,000-acre project in Volusia and Brevard Counties that will create 15,000 homes and over 5M SF of non-residential property.

Sean has over 20 years of experience in home building, acquisition, and development. He spent his first 10 years in home building in Southeast Florida. Before Deering Park, he was focused on land acquisition, development, and disposition in Metro Atlanta since 2009. Sean earned his BS in Marketing from FAU.

As Vice President of Land Acquisitions for the Carolinas, Patrick executes the acquisition strategy for Kolter including land purchases, manages relationships with builders, contractors, strategic partners, and determines the viability of each property.

Patrick holds a BA in Aviation Management from Florida Institute of Technology and a Commercial Real Estate Designation from the CCIM Institute. Patrick has a real estate broker license in the Carolinas and served on the Charleston County Planning Commission and the NC Commission on State Surplus Real Property.

As Vice President of Acquisitions, Jim executes the acquisition strategy for Kolter including land purchase opportunities, managing relationships with Kolter’s builder clients and other strategic partners in the South West Florida markets. Jim is responsible for all aspects involved in the land acquisition process from initial site selection, market analysis, underwriting, design, entitlements, and final acquisition land closing.

Jim studied Pre-Law and Business Management at Temple University and brings over 30 years of industry experience and an extensive network to the team.

Jim maintains his sales associate license and is active in all of his markets BIA’s.

As Vice President of Acquisitions, Ed executes the acquisition strategy for Kolter including sourcing and evaluating land purchase opportunities and managing relationships with Kolter’s builder clients and other strategic partners in the West Florida markets. Ed is responsible for facilitating all aspects involved in the land acquisition process from initial site selection, market analysis, underwriting, design, entitlements and land closings.

Prior to joining Kolter, Ed spent over 29 years in homebuilding across Florida and the Southeast US in leadership roles responsible for land acquisition, entitlement & development as well as division management of all homebuilding operations.

Ed holds a Bachelor of Science in Hospitality Management and a Master of Business Administration from the University of Central Florida.

Eric is Vice President of Acquisitions for Central and Northeast Florida. He is responsible for land acquisitions and builder relations.

With over 20 years’ experience in acquisitions for various builders in the east coast of the US , Eric uses his experience and multitude of relationships to procure properties that are aligned with Kolter’s land acquisition strategy. Eric’s planning background facilitates the application of appropriate land uses and the complexities of the entitlement process to potential land opportunities.

Eric holds a B.S. in Environmental Sciences from Radford University, with double minors in Geology and Political Science. Eric is a certified Planner (AICP) and is an active member of both the American Planners Association and the Florida Chapter of the American Planners Association.

As Vice President, Michael leads Kolter’s land acquisition activities in SE Florida. Michael has over 16 years of experience leading acquisitions with D.R. Horton, K. Hovnanian, ELAD National, and Penn-Florida Companies. He focuses on strategic relationships with the government and national and local builders.

Michael holds a BA in Political Science from UNF, an MBA from NSU, and a Florida Real Estate License. He served as President of the Gold Coast Builders Association, having won 2017 Builder of the Year, and currently serves as Life Director.

Paul Martin is Vice President of Land Development for Southwest Florida.

Mr. Martin holds a Bachelor’s degree in Business Administration from U.S.F, a Master’s degree in Accounting and Taxation from F.G.C.U. and a Master’s degree in Divinity from Luther Rice College and Seminary.

Mr. Martin has served on the board of Children’s Advocacy Center of SW Florida for eleven years. He is a board member for the Lucas Institute of Real Estate Development at FGCU and Habitat for Humanity.

As Senior Vice President, Doug is responsible for all development operations in Tennessee, Georgia and the Carolinas. Doug has over twenty years of experience in land acquisition, homebuilding, and real estate asset management throughout the southeast. Prior to his current role, he was the Vice President of Land Acquisition and Development for the Atlanta market, and lead the expansion of Kolter Land into the Nashville market. Doug holds a Bachelor of Science degree in Construction with a Development Concentration from Southern Polytechnic State University.

As a Sr. Vice President for Kolter Land, Greg is responsible for all land development operations throughout the state of Florida. Greg also assists with the due diligence and entitlements on new property acquisitions.

Greg has over 15 years of residential acquisition, entitlement and development experience in the state of Florida. Prior to that he has over 10 years of civil engineering and architectural design experience. He has a degree in architectural technology from the SUNY at Alfred.
