Deering Park is a new sustainable mixed-use master-planned community that will offer places to live, work and play in the Southeast Volusia area. It is surrounded by 46,000 acres of preservation lands with access to trails, recreation areas and parks. The conservation-based plan is years in the making and the next step in the Deering family’s nearly 100-year history of ownership and environmental stewardship of the land.

Deering Park is approved for 8,312 residential units and 4.3 million square feet of nonresidential uses in Edgewater. The Deering Park Innovation Center will be developed in the New Smyrna Beach portion of the property and is projected to create 5,300 jobs at full build-out, with space for retail, commercial and light industrial. Initial phases of development consist of 6,349 acres, with over 4,000 acres of this total in permanent conservation.

“Living in a Park” is the central community theme brought to life through parks, lakes, trails, amenities and native Florida landscaping. It will provide this region with homes for every phase of life in a wide variety of villages with extensive services and expansive employment centers.
Directly adjacent to I-95, it is close to the beach, about 40 miles to Kennedy Space Center and in one of the fastest growing regions of Florida. Development started in 2025 with first home deliveries late 2026.
