Team Members

Jim Harvey
President - Kolter Land Partners

Jim Harvey is the President of Kolter Land Partners and has been with the firm since 2007.  Jim is responsible for Kolter Land Partners East’s acquisition strategy as well as for managing execution of KLP East’s investments.  
 
Prior to joining Kolter, Jim spent over twenty years in residential community acquisition, entitlement, development, sales and marketing.  Most recently, Jim headed Landmar Group’s west coast and central Florida operations, where he was responsible for western communities reaching annual revenues of over $100M.  His past business experience also includes significant roles in the growth of Taylor Woodrow throughout the United States as Director of Business Development and Acquisitions.  
 
Jim earned degrees in Economics and Finance from the University of South Florida.  He is a Florida licensed residential contractor and realtor, and he is also a member of the Urban Land Institute and National Association of Home Builders.  Jim also serves on the Board of the Monique Burr Foundation

 

Troy Simpson
Land Acquisition Manager

Troy Simpson joined Kolter in early 2010 and currently serves as Land Acquisition Manager for Florida. Mr. Simpson began his career with WilsonMiller Stantec, a multinational engineering and planning firm, where he supported an extensive client portfolio, focused primarily on securing entitlements for large scale development. More recently he’s worked with a St. Petersburg, FL-based commercial real estate investment firm, underwriting income-producing properties.

Mr. Simpson holds a Bachelor degree in Business Administration from the University of Florida where he also attended graduate school and received Master's degrees in both Real Estate and Urban and Regional Planning. He was also inducted into Omicron Delta Kappa National Leadership Society and Beta Gamma Sigma International Honor Society.  

Mr. Simpson is a member of the Urban Land Institute, currently serving on the Tampa Bay District Council's Young Leaders steering committee and the 2012 ULI Florida State Conference planning committee. He is a member of the Tampa Bay region of the University of Florida's Bergstrom Center for Real Estate, currently serving as the Regional Chairman. Troy also serves on the Board of A Brighter Community, the oldest United Way funded non-profit in Tampa.

 

David Langhout
Vice President of Land Acquisitions

David Langhout has joined Kolter Land Partners as Vice President of Land Acquisition for Southwest Florida, covering the markets from Tampa to Naples.

David has had a varied career in real estate finance, acquisition and development. Following six years as a commercial real estate loan workout specialist in Dallas, Texas, David spent eleven years providing equity capital to private homebuilders and developers across the U.S, first with Heller Financial, and later with Lowe Enterprises. In 2003, David joined Taylor Woodrow Homes, first as its Director of Business Development and later as a land acquisition and development specialist in the Florida markets.  

David is a graduate of DePauw University in Greencastle Indiana, and earned an MM in Real Estate, Finance, and Management from Northwestern’s Kellogg Graduate School of Business in Chicago, Illinois. He is a licensed real estate sales associate in Florida, is active in the Home Builders Association of Manatee-Sarasota, where he is a Past President and Life Director, and is a Builder Director for the Florida Homebuilders Association.

 

David Goracke
Vice President of Acquisitions & Development – Raleigh & Charlotte, NC

David Goracke brings 15 years of extensive public and private financial analysis and modeling along with acquisition/disposition, entitlement and development of over $650 million worth of commercial real estate throughout the southeast to the firm.

Mr. Goracke began his career with Homewood Development Corporation and quickly rose through the ranks to lead the acquisition and development arms of the company. A founding partner of 1st American Land, Mr. Goracke led the organization from 1997 to 2001 to a top three developer status in the Triangle market and a dollar volume in excess of 50 million within four years. Mr. Goracke assumed the Vice President role at Westfield Homes of the Carolina’s, LLC in 2001. Under his leadership the acquisitions and development arm grew revenue by over 300% as he had direct responsibility for over $400 million worth of land assets throughout North and South Carolina. Mr. Goracke developed over 4,000 lots for the organization during his tenure.  

In late 2007, Mr. Goracke was tapped to lead the southeastern expansion of a Kolter Land Partners. In this role, he had direct oversight and responsibility for operations of multi-asset buyout’s and repositioning of distressed real estate entities.  

Mr. Goracke has been instrumental in designing, modeling and bringing to market innovative concepts that continue to be utilized. These concepts have proven efficient and effective within multiple markets. David is a Licensed General Contractor and holds Real Estate Brokerage Licenses in both NC and SC. He holds BBA and MBA degrees from Campbell University.

 

Rick Olson
Acquisitions Consultant – FL Panhandle

Rick Olson joined Kolter Land Partners as Acquisition Consultant in the summer of 2010 with responsibilities for identification, underwriting, development & ultimate lot sale of residential properties throughout the Florida Panhandle and Coastal Alabama markets.

With a 30 year history in the residential market in Florida, Rick has been involved in the acquisition, planning, and development of numerous real estate projects in Florida and along the Florida Panhandle, including the upscale master-planned community NatureWalk at Seagrove along with residential projects such as Soundside Moorings, Treasure Isle, Baywalk Landings, Eagles Landing, Paradise Retreat and Paradise Resort, Bayou Landings, Eagles Landing Townhomes, and many other communities and commercial and retail developments. His experience includes many years as a Partner with Rosen Associates, and most recently as President of Olson & Associates of NW Florida, Inc. Rick is a licensed real estate sales associate in Florida.
